What Do I Do During Escrow?

Once your offer is accepted—or if you’re the seller accepting an offer—you’ll hear this word a lot: escrow. But beyond understanding what escrow is, you may be wondering:

What am I actually supposed to do during this part of the process?

Good news! Whether you’re buying or selling a home, your role is important—but manageable. Let’s walk through what each side is responsible for during escrow.

What Sellers Need to Do

As a seller, your main job is to keep things moving by delivering all the documents and items needed to close the deal. Here’s what you’ll be responsible for:

1. Follow Escrow Instructions

Your escrow officer will give you a list of tasks to complete. These instructions help guide the transaction safely and legally from start to finish.

2. Provide the Deed

You’ll need to transfer the home’s deed to the escrow officer through your listing agent. This shows that you’re ready to give up ownership once everything is settled.

3. Submit Required Paperwork

This could include:

  • Insurance policy details

  • Home warranties

  • Property tax receipts

  • HOA documents (if applicable)

Don’t worry—you’ll get a clear checklist from your RE/MAX Lakes Realty settlement agent so you know exactly what’s needed.

What Buyers Need to Do

Buyers have a few more steps to take during escrow, but it’s all part of making sure the home is ready—and right—for you. Here’s what to expect:

1. Make Your Deposit

You’ll need to submit your down payment and any other funds required by the agreement. These funds go into the escrow account and stay safe until closing.

2. Follow Escrow Instructions

Just like the seller, you’ll receive a checklist of tasks. Make sure to stay on top of deadlines so everything stays on track.

3. Approve Reports and Disclosures

You’ll review things like:

  • The home inspection report

  • The preliminary title report

  • Any required disclosures or HOA documents

If something doesn’t look right, this is your chance to bring it up.

4. Finalize Your Loan

Once you’re happy with everything, you’ll sign a Deed of Trust (also known as a mortgage). This secures your loan and brings you one step closer to getting the keys.

Teamwork Makes the Escrow Work

Escrow is a two-way street. Both buyers and sellers have to cooperate and complete their responsibilities on time to avoid delays. That’s why having a skilled team—like your agents and escrow officer at RE/MAX Lakes Realty—makes all the difference.
